The
state of the Crested Butte real estate market.
In the
past three years we have
witnessed a slow down in sales with corresponding
price decreases but less so than the rest of the
nation. A notable exception is the Town of Crested
Butte. In the fall of 2008 and most of 2009 prices
did slide a little bit, however, in 2010 asking
prices are up again. Sales are still slow but it
appears that prices may have found their bottom in
town.

One
of the dominant market factors at work in Crested
Butte is
demand. The area around Crested Butte is incredibly
beautiful and there are lots of outdoors activities
to keep busy with. Despite a larger supply of
properties at the moment prices are holding their
own in the town. Once the economy turns around, continued demand coupled with
limited supply will drive prices upwards over the
long term. Over 85%
of Gunnison County is Wilderness, BLM or National
Forest. Development is very limited, keeping supply low into the future. The
Town of Crested Butte itself is hemmed in on four
sides and cannot expand further.
